The Buying Process

 Step 1: Get Pre-Approved

A pre-approval helps you prove your ability to afford property, which strengthens your offer and negotiations Let’s chat about financing!

 Step 2: Buyer Consultation

In this meeting, we’ll develop your strategy and timeline. We also set up a daily email search based on your desired location & criteria.

 Step 3: Showings

We’ll set up showings for your top choices keeping your specific criteria in mind to help narrow down the process of “house hunting” to find the perfect home for you and your family. Our experience in this process saves you both time and money!

 Step 4: Negotiate an offer

Choose the One! We’ll use tools that give you a better context of the property’s true value. This removes the stress of unknowns and lets you move forward with confidence.

 Step 5: Contract to close

Inspections and an appraisal will be done to make sure you’re not overpaying. We’ll identify any concerns in these reports and ask the seller to fix the problems.

 Step 6: Closing

Before the closing, we must do a walkthrough of the property, the title company will coordinate the closing of the sale of your new property, transferring ownership to You. Then, you get the keys to your new home and celebrate!

Can CRR recommend a great lender to help me get pre-approved?

YES!! For years we have worked with a handful of very reputable lenders aligned with the most trustworthy and cost-effective lending institutions in the state. We are happy to refer you to one of them. Please contact us or give us a call so we can send you their information.

Do I have to pay a Buyer’s Agent Commission?

No… At CRR, we replace the seller agent (also known as the “listing agent”) commission with a low flat fee of $5,000, but the seller is responsible for the buyer agent’s commission. The buyer agent’s commission is typically 2.5-3%. We don’t have any brokerage fees, transaction fees, or e-filing fees.

Are there any additional fees during the process, such as home inspections, appraisals, photography, etc.?

No additional fees from us. Our prices include professional photography, a sign, a lockbox, marketing services, a listing on the MLS, and transaction coordination. The buyer generally covers inspection and Appraisal fees. It’s important to note that traditionally the seller pays the buyer’s agent’s commission. Traditionally that fee is 2.5-3% of the home’s value. That is up to you to decide how much you compensate a buyer’s agent. Paying a buyer agent’s commission is valuable to motivate buyer agents to show your home and bring you an offer, but ultimately that decision is yours!
